ACCESS & DISABILITY FACILITIES STATEMENT FOR WATERWYNCH HOUSE
A pair of portable extending wheelchair ramps (Portable Ramp) are available for guest use to use with steps in the house as guests see fit. These are not suitable for electric wheelchairs.
Waterwynch House is built into the valley between the cliffs which partly explains why there are so many levels and steps. It is possible to access all 3 floors of the house by vehicle and the Ground Floor can also be accessed by vehicle on the beach side of the house.
FIRST FLOOR
Vehicular access up to the Front Door (Grand Entrance) with 2 wide external steps down to the front door – these steps are sufficiently wide for a wheel chair and assistant to stand on
After entering through the Front Door there is a short walk (approximately 10 m) on flat surface through the Grand Entrance into the Great Hall.
There are then 3 steps down with banisters into Library area of the Great Hall. (1 x Portable Ramp available)
The remainder of the Great Hall and the toilet facilities in the en-suite for the Bunk Room is accessed on the same level as is the access to the Great Hall Deck.
Bunk Room access and en suite is on the same level as the Great Hall. There is then 1 step down into the Bunk Room bedroom itself.
Access to other Bedrooms on the first floor from the Great Hall – there is 1 step down to the Master Hallway which is a corridor about 20 m long on one level.
Master Suite is accessed from the Master Hallway. Master Suite is on one level except for the bed which is on a platform which is 1 step up.
Store 2 is accessed up 2 steps (only need access to this room if there is an issue with the heating and/or hot water
2 steps up from Master Hallway (a wall mounted grab handle has been installed and the 1 x Portable ramp can be used on these steps) takes you to a landing enabling access to Master, Star and the Therapy Room all of which are on the same level.
Star – Grab handles have been installed in the en suite and by the toilet. There is also a shower stool in this room.
4 stairs with banisters down to a landing from which you can either take 11 stairs with banisters down to the ground floor or 8 stairs with banisters up to a landing from which you can access Jacqui and Triple Aspect which are all on the level. To get to Leather, and Enfys there is one step up and down, then these rooms are all on the level.
From the Great Hall there is a wide flight of 13 wooden stairs with banisters either side down to the Ground Floor. Non-slip tape has been applied to these wooden steps.
Second Floor
From the Great Hall to the second floor there are 8 stairs up to small landing then a further 4 stairs up, all with banisters, leading to the Gallery on the 2nd Floor. Three bedrooms on this, the 2nd floor, are all accessed on the level None of these bedrooms has any steps in them although Golau Bore has a slightly raised level into it.
3 steps (spaced out) up into Look Out then all other areas ie Arts & Crafts, Café, WC, Office Suite and Gym are all on the level. Half a step down onto the sea facing terrace with one step up onto the decking.
One step out of Look Out main door onto Terrace then a short walk on the level with 1 step up followed by steep walk down to car park, 1st floor level of house. One step out of Arts & Crafts onto Terrace.
One step down out of Gym onto Terrace, then 1 step down onto the decking. 11 steps down with banisters to a small level then a further 3 steps to the decking outside the Great Hall on 1st floor level. Then to get to the Garden Terrace on ground floor level you have 7 steps then a short space, followed by 4 steps and a short space then 3 further steps down. The Garden Terrace is on the level with 6 steps down to the lawn which can also be accessed down a bricked walkway which also leads to the beach.
GROUND FLOOR
Vehicular access right up to the “Tradesman’s Entrance” with a half step into the house and one step down into the Entrance Hall from here the Bar, Billiard Room, WC, Cook’s Kitchen, Garage, Laundry Room and shower room can be accessed on the level. There is 1 step down and 1 step up to access the Laundry Room and shower room along the Tiled Hall.
There is one large deep step down from the Billiard Room to access the Boot Room which can also be accessed from outside on the flat, or from the Dining Room.
There is 1 step down from the hallway to get in to the Kid’s Den.
There are 2 steps down from the Family Kitchen to get in to the Kid’s Den.
There are 2 steps down from the Family Kitchen to get to the Dining Room. There is a half step out of the Dining Room onto the terrace from either set of double doors. Once in the Dining Room the Boot Room, Sky Room, Kid’s Den, Study and Music Room can be accessed on one level.
There is a half step out of the Sky Room onto the terrace from either set of double doors.
There are 2 steps down to the Study and Music Room from the hallway or the stairs down from the Great Hall.
There is a half step into the Sky Room from either the Kid’s Den or the Study.

Directions
Driving Directions:
1. Come off M4 at Junction 49
2. Take 2nd exit off of roundabout onto A48 signposted Carmarthen
3. Follow sign post A48 Carmarthen (3rd exit) at next roundabout (Cross Hands Roundabout)
4. At roundabout take 2nd exit onto A40 (signposted Fishguard, St. Clears)
5. At roundabout take 1st exit onto A40 (signposted Fishguard, St Clears)
6. At roundabout take 1st exit onto A477 (signposted Pembroke Dock, Tenby)
7. At Red Roses crossroads continue forward onto A477
8. At Twy Cross roundabout take the 2nd exit onto the A478 (signposted Tenby)
When on A478 heading towards Tenby, you pass through the village of Wooden. At the next roundabout, New Hedges and Saundersfoot are signposted to the left, take the 2nd exit towards Tenby. This is your last roundabout!!! Yeehah!
After 1/2 a mile you will see a sign for Royston Caravan Park on the left. There are then 100 years or so of grey metal railings on your left with some high visibility bollards at the end.
Indicate left now! At the end of the run of railings is the turning signed to Waterwynch.
Turn left* into this lane and follow down to the bottom. Take the right fork. Press enter through the entrance gates and follow the drive to the car park for the main entrance to the House.
*Satnav has a tendency to send you right into Well Park instead of left at this point. If you pass the Park House Court Nursing Home on the right, you have come too far.

Nearest Station: Tenby (1.5 miles)
If travelling from London Paddington, a train journey time of 2h48 minutes to Port Talbot (M4 Junction 40) and Swansea together with a car transfer of approximately 1.20 minutes.
BOAT
Nearest Ferries: Pembroke Dock and Fishguard – (Rosslare, Eire).
Waterwynch Mooring: Subject to prior arrangement and additional charges, Waterwynch has a mooring for a 50 tonne vessel, arrangements can be made to moor in Saundersfoot harbour.
